A view of all blue! Welcome to Cozy Retreat on Lake LBJ, a colorful waterfront home right on the Colorado River arm of constant level Lake LBJ! With a beautiful river view, dock & boat slip, large yard and entertaining deck. This home is perfect for those who find pleasure in the outdoors.

Upon entry, you’ll be immediately pleased with the colorful decor. With a quick walkthrough, it’s clear this home and property are immaculately kept from the thoughtful furnishings and manicured landscape outside. The living room features vaulted ceilings, tons of natural light from the floor-to-ceiling windows, and a TV. From here, you have access to the upper deck that boasts a large yard with awe-inspiring views.

The kitchen comes equipped with a full suite of appliances and everything you may need to make delicious meals from home. A blender, toaster, and coffee maker are also available for your convenience. The extended counter offers barstools for a casual meal or extra prep space. Steps away, enjoy more formal dining together at the table for 4. There’s always an option to dine alfresco with a picnic table outside next to the BBQ pit.

The home sleeps up to 6 guests comfortably between 2 bedrooms. Each space is furnished with crisp linens to ensure everyone has a restful stay.

Bedroom #1 (The Primary Suite) offers a Queen bed and en-suite. The en-suite features a shower/tub combo.
Bedroom #2 is configured with 2 Double beds

An additional full bathroom with shower/tub combo is fully stocked to serve guests. There’s also a half-bath downstairs and a stackable washer/dryer for guests' convenience while outdoors.

This premier location gives access to all things Burnet County. With the home being directly on the Colorado River arm of Lake Lyndon B. Johnson, guests can participate in water sports and activities right from the private dock. There are boat rentals and restaurants just a few minutes away by car. Perissos Vineyards, under 2-miles away, has been awarded 7 “Best in Class’ wines and offers breathtaking views and personal wine tastings. Don’t forget to visit Inks Lake State Park, a beautiful park that allows for multiple activities including; hiking, fishing, swimming, bird watching, and scuba diving - to name a few. Legends Golf Course, a challenging course for all abilities, is a 12-minute drive. If you want to venture further, the bustling city of Austin is about 1hr 15 minutes away.

**Other things to note: The boat lift is not for guest use. There is a boat slip where guest boat can be docked at your own risk.

- Please note that this home can accommodate up to 2 Dogs, with an additional Pet Fee of $35 per day. This fee is not included in your final booking price. If you are bringing Dogs, please contact our Customer Care Team after booking to pay the pet fee.

4. Vacation rental use only.
5. Early check-in requests within 24 hours of arrival.
6. Late check-out requests by 10 AM the day before departure.
7. Early check-in and late check-out may incur a fee up to $100.
8. Follow city occupancy rules; children under 2 not counted.
9. Over-occupancy incurs a $500 fine per extra person.
10. Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
11. Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
12. Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
13. Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
14. Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
15. Parking: Follow local parking rules. Fines for violations.
16. Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
17. Maintenance: Report issues promptly. No refunds for mechanical failures.
18. Payments & Deposits: Major credit card required. Security deposit may be used for damages.
19. Lost & Found: $25 minimum shipping cost for lost items.
20. Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

Renting was super easy

Adult family of 4 enjoyed the peaceful atmosphere and beautiful view. Kitchen was well equipped for our meal preparations. Furniture was comfortable and. well positioned to give us ample room. We used the dock for our kayaks and swimming the ladder was especially helpful for entry/ exit. Great place, would stay again.

This property exceeded our expectations! The house was adorable and had everything we needed to enjoy our time there. It’s located on an incredible area of the river where we were able to float and kayak without too much boating traffic. Will 100% return!

This was a nice little house on a beautiful part of the lake. Would stay there again! I wish it would have been more clear in the listing that renters do not have access to the boat lift. There is a slip to tie up to which worked ok because the water was smooth, but the listing read “private boat dock” and showed a lift. What wasn’t as obvious is that the owner’s boat stays there. My one suggestion for improvement is to improve the WIFI. All renters these days depend on strong WIFI for multiple devices. WIFI was not adequate for our Family of 4.

Beautiful property! Your home did not disappoint!

It was a very nice property, house was as described. We took the kids to getaway for few days, everyone enjoyed their time. The fishing from property dock was good caught plenty of blue gail and one flathead catfish. Other then the invasion of zebra mussels it was very nice out at the river would return again. Contact with management was good and quick response thank yall

Beautiful home, right on the water, pet friendly, good fishing right off the dock. It was perfect for our family’s annual spring break lake trip! We’ve stayed in quite a few rentals on the lake - this was one of our favorites!

We enjoyed our stay at the Cozy Retreat. Having access to the dock was a great feature that allowed us easy access to the water for boating and fishing each day of our stay. The property is pet friendly however the fees are not. We learned AFTER our booking that there was a $35/day pet fee with a maximum fee of $400. We\'ve typically experienced a pet deposit fee in the range of $50 or $75 for an entire stay so something to inquire about BEFORE booking if you travel with your fur babies. Also, the 2G WiFi signal is weak. The router is located in the master bedroom so if WiFI is important for working remotely you may want to consider packing your own Hotspot. Overall, a family-friendly property with lots of outdoor space to run around and enjoy!

Nice and clean 2 story rental. The lake is a beautiful view and you can enjoy the upstairs deck to watch the sunsets. Plan for climbing stairs since this 2 bedroom home is only upstairs. Ask for the laundry room code. If you plan on leaving a boat at the owners dock for convenience you can expect a lot of waves from jet skis and larger boats. Enjoy a boat ride to the dam but watch out for large and hidden rocks in the lake. The area was quiet and it was a restful stay.
